We’ve Partnered with Obligo to Offer a Security Deposit Alternative!

Living In a Rental, Tenant Tips

Moving is expensive and stressful. This is something that many of us can all agree on, right? Between the first month’s rent, application fees, moving expenses, adding a total deposit typically equal to one month’s rent can put a strain on financials. And when you think about it, that total is sitting waiting to be either applied towards damages at the end of the lease or refunded if everything is returned as it should be. So then what if you could keep that money instead and still qualify and be approved for one of our properties?

With Obligo, we’ve done just that! Real Property Management Colorado is proud to announce our partnership with Obligo, a leader in security deposit alternatives, to bring more flexibility and financial freedom to our qualified tenants! It’s a perk for property owners, too, we promise!

Introducing Folio Guard Powered Through Obligo-Our Security Deposit Alternative

What Is Obligo?

Obligo is a trusted platform that helps renters move in without the upfront burden of a traditional security deposit while still maintaining full protection for property managers and owners in the event damage occurs. Instead of tying up funds in a deposit, qualified tenants can use Obligo’s innovative service to secure their lease by submitting a fraction of the cost—freeing up cash for what matters most.

For owners and investors, it’s important to note that Obligo provides the same protection as a traditional security deposit. Residents still remain accountable, meaning your investment is safe and protected. Something we all know is a must when it comes to property management in Denver, Colorado Springs, and Northern Colorado.

Why This Matters

Financial flexibility is a top priority for today’s renter, and we want to honor that! We’re always looking for ways to improve the rental experience for our residents, and this partnership is a big step forward. Here’s what this means for you:

  • Move in faster and easier without needing to pay a large deposit up front
  • Keep your cash for other priorities—like furnishing your new home or saving for the future
  • Stay protected—Obligo ensures we’re still covered for any potential damages or charges upon move-out, ensuring peace of mind for property owners as well.

How It Works

Upon approval for one of our properties, you’ll be prompted to either submit the traditional security deposit or see if you qualify for Obligo’s program. After a quick and secure screening process, if approved, Obligo will offer you the option to pay a small, non-refundable total to them instead and move in deposit-free. If you end up moving out with no balance owed, your authorization simply expires and we all go on our way. If there are charges upon move-out, you’ll submit the payment through Obligo. They even offer the option to pay them in installments if needed.

Our partnership with Obligo is part of our mission to create a more modern, resident-friendly rental experience. We’re excited to offer a solution that makes moving in less stressful and more affordable—without compromising on protection or peace of mind, something we know our property owners sincerely value.
