What’s the difference between Tenant Placement and Property Management?
With our Tenant Placement program, we handle all of the advertising, showing, and screening to find you a qualified tenant for your rental property. Once the lease has been signed, management is turned back over to you to handle moving forward. With our Full Service Property Management, we handle all of the above plus the day-to-day of managing your rental, including monthly and annual accounting, maintenance requests and repairs, site visits, leasing issues, and more!
How quickly can you find me a tenant?
There are a lot of factors that go into filling your vacancy, including price, location, season, etc. Be sure to discuss these items with your Leasing Agent when beginning the advertising process, but our current average days on market is 25.4.
How quickly will you disburse my rent to me?
With Real Property Management Colorado, you won’t have to wait to see your rent until the end of the month, especially when most mortgage payments are due on the 15th. We disburse rent between the 8th and 10th business day of each month to ensure your funds make it to you as soon as possible.
Should I accept pets?
Allowing pets is completely up to you. There are a lot of pros and cons with that decision. But be aware that the vast majority of people in Colorado own some kind of pet and you actually shrink your property’s visibility to potential tenants by not allowing pets in your rental. You can always customize your pet policy and set specific criteria of what you will and won’t allow. Talk to your Leasing Agent about your options. Just remember your pet policy doesn’t apply to Emotional Support Animals or Service Animals, as these are required to be approved by Federal Fair Housing laws.
Will you pay my mortgage, HOA dues, property taxes, or other related property bills?
Unfortunately, no, Real Property Management Colorado won’t pay these property related bills for you. Our job is to maximize your rent revenue, get funds disbursed to you as outlined above, and then you pay your corresponding financial obligations from there.
How do I get my owner’s statements/reports?
It’s easy! Just go to our owner portal located on our website and login with the email you provided us at the time of signing. If you’re having trouble logging in, contact our office and we can reset your login for you.
What’s your tenant screening process?
We require all tenants 18+ who are interested in renting the property to view it and fill out our online rental application. Once a completed application has been received, our team reviews their information, verifying their employment and reviewing their proof of income to ensure they meet our 3xs the monthly rent requirement. We complete a national criminal and eviction check to make sure there aren’t any red flags as well as review their credit and their rental history to make sure they don’t owe money to previous landlords or utility companies. Do you handle maintenance requests?
With our Full Service Property Management program, we handle all maintenance requests, from the routine repairs to the 2 A.M. emergencies. We have a team of contracted vendors who are all licensed and insured, from handymen and plumbers to HVAC technicians and electricians and more. You can rest assured that your property is in good hands!
Do you buy and sell, too?
No! Real Property Management Colorado exclusively deals with rentals. We specialize in residential property management and are experts in the rental market. However, we do have many relationships within the realtor community and can provide referrals if you do decide to sell instead.
Do you inspect the property?
Real Property Management Colorado completes both move-in and move-out inspections in order to ensure the property is ready for tenants prior to possession and to properly process the security deposit when your tenants vacate. We also conduct routine site visits throughout the term of the lease to make sure your tenants are in compliance with the lease and to check for any outstanding maintenance repairs both inside and out!
