The biggest difference between our Tenant Placement and Property Management services starts after the lease has been signed. With our Tenant Placement service, we handle all of the advertising, showing, and tenant screening to find a qualified renter for your property. Once the deposit and move-in costs have been collected and the lease agreement signed, we turn management back over to you to handle moving forward. With our Property Management services, we handle every aspect of property management, including advertising, tenant screening, annual accounting, maintenance requests, site visits, leasing issues, and more!
There are many factors that go into how long it takes to find a qualified resident for your property, including price, location, season, etc. Real Property Management Colorado will discuss all of these with you and offer recommendations to help get your property rented as quickly as possible. Our current average days on market is 28.
Real Property Management Colorado, LLC disburses rent between the 8th and 10th business day of each month assuming the residents pay their rent on time. We want to make sure your money is received as quickly as possible and offer different payment options for your convenience, including direct deposit.
There are a lot of pros and cons to consider about allowing pets in your rental, and the choice is ultimately up to you. Be aware, however, that the vast majority of renters in Colorado have some type of pet and choosing not to accept them can actually shrink the pool of qualified residents looking at your property. You can always customize your pet policy and set certain restrictions on what will and won’t be approved for your property. Just note that whatever restrictions you set don’t apply to Emotional Support Animals or Service Animals, as these are required to be approved by Federal Fair Housing Laws.
Real Property Management Colorado, LLC does not make these types of payments on your behalf due to the increased liability involved. It’s best that you manage these bills on your own to avoid any potential liens, judgments, and/or possible foreclosures on the property in the event the property is vacant, or the resident does not pay on time.

We require all residents 18+ who are interested in renting the property to view it and fill out our online rental application. Once a completed application has been received, our team reviews their information, verifying their income to ensure that total gross household income is at least two times more than the rent. We complete a national criminal and eviction check to make sure there aren’t any red flags as well as review their credit and their rental history to make sure they don’t owe money to previous landlords or utility companies. We have a set of criteria for approval, as well.
Handling maintenance requests is part of our property management service, from routine repairs to the 2 A.M. emergency water leaks. Our team of contracted vendors are all licensed and insured and specialize in their specific fields, from plumbers and handymen, to HVAC technicians and electricians. Our team is prepared for any and every maintenance repair!

No, Real Property Management Colorado, LLC strictly works with residential rentals, so we don’t buy and sell homes. Our focus is exclusively on property management, so our team are all experts in the Colorado rental market. We do, however, have relationships with the realtor community and can provide a referral in the event you decide to sell.
Real Property Management Colorado, LLC completes a move-in and move-out inspection in order to ensure the property is ready for new residents and to properly process their security deposit when they vacate. We also conduct routine site visits throughout the term of the lease to check for lease violations and make sure there aren’t any outstanding maintenance repairs.
